Commercial Dumpster Rental

A commercial job is rarely just a bigger residential one. It is a job with a building manager, a certificate of insurance, a loading dock, a fire lane that has to stay clear, and a window of time that somebody else already set.

We are a small operation. Steve owns the trucks, answers the phone and shows up on the delivery. For a container on a schedule you control, that is an advantage: no dispatch queue, no broker taking a cut, no surprise on the invoice. For a job needing six containers staged across a floor-by-floor demolition, it means a conversation before a checkout button. Both are fine. Pick the page that matches the work.

Where we do commercial work

What tends to be different

Four things come up on commercial jobs that almost never come up on residential ones, and all four are easier to settle before delivery day than on it.

• Access windows. We deliver 7am to 5pm, Monday through Saturday. For a store opening at ten, a morning slot puts the container in the lot before the first customer. For a school in July, any day works because the building is empty.
• Paperwork. Schools, landlords and property management companies generally want a certificate of insurance and a W-9 on file first, and some need a purchase order number on the docket. Email [email protected] and we will get it to your procurement contact.
• Placement rules. Fire lanes, accessible parking, the compactor run, and the fact that a parking structure is never an option because the truck raises the box before it sets it down.
• Surface protection. A loaded container puts several tons onto four small contact points. On new or recently sealed asphalt, plywood under the rails is the difference between a clean lot and a permanent mark.

The Massachusetts disposal bans

Massachusetts restricts more material from disposal than most states, under the waste bans at 310 CMR 19.017. This is not about what our truck can carry. It is about what the disposal facility is allowed to accept, which is why a load arriving with the wrong material in it gets rejected or surcharged at the gate, and why that reaches your invoice.

The categories that catch commercial customers most often:

• Mattresses and box springs, banned since November 2022. Every apartment turnover and every dorm clearance runs into this one.
• Textiles, banned the same day. Clothing, linen, curtains, uniforms.
• Electronics, including televisions, cathode ray tubes and computer monitors.
• Clean gypsum wallboard, wood and metal from construction and demolition.
• Asphalt pavement, brick and concrete. Recyclable, so they go to a processing facility.
• Cardboard and recyclable paper.
• Commercial food waste, for any business generating half a ton or more per week.
• Whole tires, yard waste, and anything hazardous.

None of that means the material has nowhere to go. It means it goes somewhere other than a roll-off. Tell us what is in the job before delivery day and we will say which parts we can take and where the rest belongs. MassDEP does amend the ban list, so if you are planning a large job it is worth a look at their current version alongside our accepted and prohibited lists.

Sizes and pricing

The same four sizes — 10, 12, 15 and 20 yard — do commercial work, with delivery, pickup and disposal always included. What changes is the price: commercial work is quoted, not read off a rate card.

Commercial accounts

A single container books online at the published price, same as anyone. A business that needs more than that — a box swapped on a schedule, several containers across a job, or one kept on site and emptied on call — is an account, and accounts work differently: monthly billing instead of a card at each swap, one contact who knows your site and your gate code, and a rate set by your schedule and volume rather than the one-off price.

A swap is $100 and extra days are $25 a day on a one-off rental; on an account those are built into the schedule. Tell us what the site produces and how fast, and we will say what size and rhythm fits and what it costs per month.

Two things we do not take, at any volume

Food waste and cooking oil, grease and other heavy oils. Neither belongs in a roll-off: food waste over half a ton a week is banned from disposal in Massachusetts and below that it still draws animals and soaks the load, and oils and grease contaminate everything else in the box and are refused at the facility. Restaurants and food retail are welcome customers for cardboard, packaging, fixtures and renovation debris; the organics and the grease go to their own haulers. Say so up front and we will plan the container around it.
